How REOEDGE™ came to be
Way back in the day, somewhere around March of 2000, a random incoming phone call lead to about 40 new REO listing assignments in a one week period...
How do you handle 40 new REO Assignments?
Up until that point, I had never dreamed that I would be managing hundreds on REO properties for dozens of different lenders and outsourcers simultaneously. There was no guide books on how real estate agents should keep track of the occupancy status, redemption dates, clean out status, or winterization status on 40 new assigments. Our competitors ceertainly weren't sharing any info with us. So I investigated every possible method (clip boards, spread sheets, white boards, paper lists)and software programs. I quickly decided that non-software systems were not very efficient so after testing various software, based on cost, functionality and ease of use, I chose to use a contact management program called ACT!™ as the base program and began the process of radical customization of the standard database for use in the REO business.
Necessity is the mother of invention
After some intensive trial and development and a whole bunch of hands on testing by myself and a dozen assistants, I finally created the REOEDGE™ REO Management System which we use today. The SQL™ based REO database which is the engine that powers the REOEDGE™ REO Management System, contains over 500 specialized REO fields with custom drop down selections, custom REO layouts,and dozens of REO specific reports. These customizations allow you to easily manage and hundreds, or even thousand of REO properties with minimal effort when compared to other methods.
REO management made easier
Upon receiving a new property assignment, you will need to create a contact record in the REOEDGE™ REO Management System and input some preliminary public record info, subject property data. You can quickly attach subject property photos, listing documents, bank forms, offer packages, addendums, bids, inoivces and closing documents. Once attached, you and and your team can access all information in real time. In a few minutes from first assignment, you are ready to start really managing your REO business.
